Grading and site prep in Sumter means getting the dirt right before anything sits on it. A pad has to be level and packed, then shaped so water runs off instead of standing. Get that wrong and it shows up later as a sagging floor or a soft corner. We cut the pad with the mini excavator and shape it with the track skid steer. Manufactured homes are a big share of Sumter County housing. Roughly a quarter of the housing units in the county are mobile or manufactured. Pads come up often, both for new setups and for replacements. A pad has to be level across its whole footprint. It has to be firm enough to carry the piers without settling. It also needs to sit slightly high, so water sheds away instead of collecting. We cut the pad and pack the fill, then check the grade across length and width. That check is the part that saves you trouble later.
Replacement pads bring their own mess. When an old trailer comes off a Sumter County lot the footprint is rough. Old block and buried anchors are still there, along with years of settling. Sometimes there is a dip where the center beam sat. We pull the leftovers out and break up the compacted lanes. Then the whole pad gets rebuilt rather than patched. Setting a new home on an old pad is how you end up releveling in a year. Sumter County requires a permit to install a manufactured home. The setup crew needs the ground ready when they arrive.
Flat ground is the reason so many Sumter yards stay soft. The city sits around 154 feet and the land drops off gently from there. On a lot with almost no fall, water has nowhere to go. Once the sand on top is saturated it sits until it evaporates. Regrading fixes that by giving the water a direction. We build the yard up around the house. A shallow fall gets cut away from the foundation. Then it runs out to a ditch or a low line at the property edge. The whole fix is dirt moved to where it should have been.
Older Sumter neighborhoods run into this the most. Streets in Millwood and Ivey Hall were built decades back. The grade around those houses has changed since. Soil settles, beds get built up against the siding and downspouts dump in one spot for years. The ground ends up sloping toward the house instead of away. We cut the beds back down and rebuild the fall around the slab. Low corners get brought up with fill. On a lot with no ditch nearby we build a swale to carry water to the road.
Growth on the west side of Sumter is pulling new construction with it. Subdivisions off Stamey Livestock Road have hundreds of homes approved on wooded ground. Private lots around them sell to people who want a house and a shop. A shop pad is a different animal than a house pad. It carries heavier point loads and it usually needs an apron off one side. We cut into the natural grade where we can. A pad built mostly out of fill costs more and takes longer to settle. Working with the ground you have is cheaper every time.
Sloped lots on the west side need benching rather than filling. The High Hills of Santee run about 25 miles through Sumter and Lee counties. The ground rolls out there. On a lot around Stateburg or Dalzell we cut a bench into the hill. That material builds the low side up. It balances the dirt on site and saves hauling. Sand makes the packing more important, because loose sand settles under the first real load. We put fill down in layers and pack each one before the next goes on.
