A teardown starts before the machine does. The power, water and gas get cut and confirmed at the meter first. Anything you want saved comes out while the house is still standing. Then the structure comes down in sections, gets sorted on the ground and loads into the dump trailer. We haul it to a permitted construction and demolition landfill. What is left is a clear spot with the dirt pushed back level. Plenty of owners go straight from there into a building pad and site prep for the replacement.

We start at the property with you and look at what is coming down. We check what sits close to the structure. The well, the septic tank, the power drop, the property line fence, trees you want kept. Those get marked before anything moves. Then we set the mini excavator where it has room to work and reach the whole footprint. The house comes down in sections rather than all at once. That keeps the pile tight and holds the debris inside the footprint instead of spread across the yard. On a tight lot that matters more than anything else.
Once the structure is on the ground, the track skid steer works the pile. Metal roofing and framing get separated where it is worth doing. The mini excavator loads the dump trailer and we run the loads to a permitted construction and demolition landfill. How many loads it takes comes down to the size of the house and what it was built from. After the last load we rake the footprint and pull the loose pieces out of the dirt. Then the ground gets pushed back flat. If old yard trees came down with the house, we can get the stumps dug out too.
Florence County requires a demolition permit before a structure comes down. The application goes to the County Building Department on South Irby Street. It can be filed by the property owner or an authorized agent, and it needs zoning approval attached. The permit card gets posted on the property while the work is happening. Inside the Florence city limits the application starts at the city Planning Department on West Evans Street. There it goes through the Historical Commission before the building permit. The county form also states that the contractor notifies SCDES and the public utilities before demolition begins.
Power, water and gas get shut off and disconnected at the source before we start. Call the utility company and have the service drop pulled. Any propane tank needs to be emptied and hauled away by the propane company. On a well and septic property, point out the tank lid and the well head. Digging near buried lines goes through SC811. It is free, and the request goes in at least three business days ahead. That count skips the day you file, weekends and holidays. Once the disconnects are confirmed, we set a start date.
About one in five homes in Florence County is a mobile home, so we get a lot of those calls. A single-wide comes apart differently than a stick-built house. We strip the skirting and the tie-downs first. Then the metal shell and roof get separated from the wood, insulation and flooring. The steel frame comes out on its own load. Units that have sat open for years hold water in the floor and get heavy. On those the load count runs higher than most owners expect. We tell you that at the estimate.
Barns and outbuildings are steady work around here. Tobacco curing barns have stood on the Pee Dee landscape since the 1880s. A lot of them are down to bare posts and a leaning tin roof now. Those come down slow because the timbers are heavy and the footing under them is soft. Pole barns, equipment sheds, chicken houses, corn cribs and old tenant houses all fall under the same job.
